Louisville’s Unique Humana Tower Repurposed As Large, Convention-Style Hotel
LOUISVILLE, Ky. (February 3, 2026)— Louisville’s iconic Humana Building will soon be transformed into a 1,000-room convention-style hotel, marking one of the most significant hospitality investments in the city’s recent history. The hotel’s room count will make it the city’s second largest, just behind the Galt House Hotel.
The hotel redevelopment, estimated at $600–$700 million, will preserve the building’s architectural legacy while creating a large‑scale property just down the street from the Kentucky International Convention Center. The plans call for multiple ballrooms, over 100,000-square-feet of meeting space and multiple food and beverage concepts.
In addition to the primary tower’s conversion, the project includes a second interconnected tower, creating a dual-structure hotel complex with plans for a 40,000‑square‑foot ballroom and expansive meeting space designed to attract large-scale conventions and national events. An eighth‑floor terrace will serve as a flexible gathering space, while the 25th‑floor balcony and observation deck are envisioned as premium venues for weddings, executive meetings and other special events.
This landmark project enhances Louisville’s ability to attract larger conventions, national events, and expanded visitor business, strengthening downtown’s competitive position among peer cities.
The hotel’s large size and prime location will serve as a catalyst for additional downtown development and increased foot traffic. Construction is slated to start next year.
"Inventory means growth opportunity for us," said Doug Bennett, executive vice president of Louisville Tourism. "It repositions Louisville in a stronger, competitive position to compete with Indy, Columbus, Cincinnati, St. Louis, some of our A-list competitive cities."
The Humana Building was designed by Michael Graves and completed in 1985. It was recognized by the American Institute of Architects (AIA) for its innovative design.
In addition to the Humana Building redevelopment, Louisville’s hotel landscape continues to grow with the highly anticipated JW Marriott also on the horizon—further rounding out the city’s portfolio of premier accommodations and solidifying Louisville as a top-tier meetings and leisure destination.
